Metro-Denver home-selling pace slows again; inventory still skimpy

For the third month in a row, the pace of home selling in metro Denver slowed year-over-year in September. Fifteen percent fewer homes sold last month across the region than in the same month a year earlier, according to the Denver Metro Association of REALTORS® (DMAR). And it paid off handsomely. The firm’s revenue jumped 153.28 percent in two years to $14.78 million in 2016, up from $5.8 million in 2014. The builder is prospering as housing hits its most expensive point in Denver’s history, with the average home price standing at more than $434,000, according to the Denver Metro Association of REALTORS®. Metro Denver's luxury home market continues to grow, with nearly 10 percent more homes priced at $1 million or more selling than a year ago, according to the latest report from the Denver Metro Association of REALTORS®. Average prices of luxury homes, including both detached houses and attached condos and townhomes, increased less than 1 percent, to $1.56 million. Read more...

Luxury home sales kept climbing in Q3

Year-to-date, 27 percent more homes priced at $1 million or more have traded in metro Denver, according to the latest report from the Denver Metro Association of REALTORS®, bringing the total for 2017 to 1,257. Average prices of luxury homes, including both detached houses and attached condos and townhomes, rose at a much slower rate than the overall market, increasing less than 1 percent to $1.56 million, compared to an 8 percent increase for the market including all price points. Denver real estate right now, explained in five numbers

Fewer homes have sold in metro Denver so far this year compared to last year — specifically, 15.6 percent fewer, according to the Denver Metro Association of REALTORS®’ October trend report. That’s separate from the normal seasonal slowdown, which is itself twice as big as normal. Fewer sold homes does not mean lower prices though — median prices are up 8 percent compared to this time last year. Read more...

Colorado Springs home sales and prices continue to rise in September

Through the first three quarters of 2017, Springs-area home sales totaled 12,449, up 7.1 percent over the same period in 2016. If sales continue on the same pace during the fourth quarter, they could top last year's record of 15,318. The brisk pace of local sales contrasted with that of the Denver market, where single-family home sales dropped 15.3 percent in September on a year-over-year basis, according to the Denver Metro Association of REALTORS®.
