Denver real estate: Median home price hits record, but could bidding wars be cooling?

The median price of a single-family home sold in metro Denver in June reached a record $600,000, but a surge in new listings contributed to a record monthly jump in the number of homes available for sale, according to a monthly update from the Denver Metro Association of REALTORS®. Read More

Foreclosure Spike Unlikely as Owners Exit Forbearance
The national forbearance moratorium for federally backed mortgages is nearing an end on July 31. But most homeowners will exit with a payment plan in place, and a foreclosure spike that has any significant impact on the health of the housing market is unlikely, housing analysts say. Read More

Mortgage applications fall for third straight week

Kan said the 30-year fixed rate was 11 basis points lower than the same week a year ago, and refinance applications have trended lower than 2020 levels for the past four months. Those who are filling out purchase mortgage applications are requesting bigger loan amounts, but there are fewer applicants. A CompareTitleCompanies.com Educational Tidbit: What about Affiliated Business Arrangements, and should consumers still shop and compare?

Affiliated Business Arrangements (AfBA) exist when a Broker has an affiliated relationship with or a direct or beneficial ownership interest in a Title Company. With this type of relationship, the Real Estate Settlement Procedures Act (RESPA) requires a specific AfBA disclosure be provided to consumers, disclosing such relationship, along with a price range for its services and the following recital:

“There are frequently other providers who offer the same services, and you should shop around to see that you are getting the best services at the best rates."

AfBAs generally promote the benefits of a one-stop shopping solution for consumers, which may or may not be in the consumer’s best interests. Brokers looking out for their client’s best interests should inform clients about CompareTitleCompanies.com, a FREE and simple to use resource in shopping and comparing title insurance services.
