Higher mortgage rates dim hope for a busy spring housing market
However, it’s not all doom and gloom. There are hopes for more activity toward the latter half of the year. The MBA expects the 30-year fixed-rate mortgage to drop to 6.1% in the second quarter, 5.7% in the third quarter and 5.3% in the fourth quarter. “The year is starting off slowly, but I think we’re going to finish in a pre-pandemic number,” Monson said. “Last year [production] was front-end loaded [and] this year is going to be back-end loaded.”. Metro Denver housing market crosses firmly into negative territory in February
Metro Denver single-family home prices, after dancing between an annual loss and gain in January, crossed over to the dark side with both feet in February. The median price of a single-family home sold in metro Denver last month was $600,000, down 5.7% from the same month a year earlier, according to a monthly update from the Denver Metro Association of Realtors®. That decline happened despite more robust activity in February, including a 0.8% jump in median prices from January. Read More
Inventory remains a problem in Denver's housing market, report says
Median home prices in the Denver area hit $562,500, an increase of 4.39% from January, but missing the mark by 2.17% from last February. The average price of Denver-area homes was $657,921 in February, up 5.23% from January and a 1.29% increase from last year, according to the latest monthly report from the Denver Metro Association of Realtors®. Notice: Showing Scam in Colorado
CAR has become aware of several instances in multiple locations across the state where scammers are reaching out to listing brokers to gain access to listed properties. In the most common scenario, the scammer will attempt to schedule a showing directly with the listing broker while impersonating an active, licensed broker working with a buyer. They will text or call the listing broker looking to schedule a showing outside the normal showing service protocol by indicating that showing schedule service is “unavailable” or “down for maintenance.” Read More
