"Trust the process." It’s something we say to clients all the time. The perfect house will come along and you’ll be so glad the other offers didn’t work out. You just have to keep moving forward.
Here's a success story for you. On February 5, 2021, Jessica Reinhardt, Realtor® at RE/MAX Alliance, started to work with a VA first-time homebuyer who had just transitioned from the military to a full-time job. Jessica knew that timing was critical throughout the process. The best route for her buyer would be to have Nicole Rueth and The Rueth Team of Fairway Mortgage put him through a TBD underwrite on his loan to not only give him an edge but to expedite the closing process. Over the course of 3 months, they wrote 8 offers. The 9th offer was the one to strike gold. Not only did he go under contract, but the buyer ended up getting the house at list price as it had been on the market for a month and had several price reductions. On May 12 he went under contract, VA appraisal was done on May 18, they were clear to close on May 25 and he closed on May 28. This was a 2.5 week close from beginning to end. Moral of the story? Persistence, patience, a knowledgeable team of real estate professionals and finding the diamond in the rough is key for many buyers!
