Lumber Prices Are Dropping Fast
Lumber prices are falling quickly from record highs, and that may be happening at the right time for the new-home market. Home builder sentiment sank to its lowest level since August 2020, with builders blaming increasing material supply challenges for their outlook, according to a newly released report from the National Association of Home Builders. Builders said that declining availability for softwood lumber and other building materials is pushing builder sentiment down in June, at a time when buyer demand is surging. Read More

Builders Break Ground on More New Homes in May, but U.S. Housing Starts Disappoint Again
Construction on new homes rose slightly in May, but high lumber prices and labor shortages have stymied builders and could leave many customers frustrated as the busy U.S. summer home-buying season gets underway. Builders started construction on new homes at a 1.57 million annual pace in May, the U.S. Census Bureau said Wednesday. In other words, that’s how many houses would be started in a year if construction companies did the same amount of work every month as they did in May. Read More

HUD takes first step to restore fair housing rule
The rule will go into effect at the end of July, after a 30-day public comment period. It effectively rescinds the Trump administration’s 2020 rule, “Preserving Neighborhood and Community Choice,” which allowed HUD grantees to fulfill fair housing requirements by promising to take any action to promote a narrowed definition of fair housing. Read More

More than half of homes sold above asking price in May
The report also shows the housing market also set new records for home-selling speeds and competition, although seasonally adjusted home sales and new listings flattened from April. Leading indicators of housing market activity are also declining into June, signaling that the pace of the market may be slowing, according to Taylor Marr, Redfin lead economist. Read More
