The Biden administration is zeroing in on homeownership and small business development as avenues to close racial wealth gaps, announcing a spate of new programs Tuesday aimed at supporting communities of color and disadvantaged neighborhoods. The announcement comes on the centennial of the “Black Wall Street” massacre in Tulsa, Okla., a racist attack on a thriving Black community that left some 300 dead and thousands homeless in 1921. But this year, the inventory of listings dropped a record 20% between the end of April and the end of May, leaving buyers with a paltry 2,075 homes and condos to choose from. Compared to last year, when the pandemic caused the housing market to hit pause, the inventory of listings is down 71%, according to a monthly update from the Denver Metro Association of REALTORS®. Buyer demand will normalize as rates inevitably increase; builders will be competing to complete more homes once supplies and labor come back in line and home appreciation will soften as supply and demand rules reengage.
